I have over 22 years of experience in home renovation, construction, and landscaping. I was an owner of multiple single family and revenue homes.
I started in real estate in 1988, when I purchased my first house at the age of 20.
Two years later, I noticed a realtors sign in front of a semi-detached cottage, “House For Sale-Foreclosure”. A common trend back then! I called the real estate agent and asked a few questions. He wasn’t very forthcoming. Feeling frustrated, with some doubt, and questions left unanswered, I hesitated to go forward. I finally decided to go ahead with the purchase and immediately prepared the cottage for rental.
In 1996, I decided to sell my first house and visited a quadruplex. I made my offer, and it was accepted. Inspection day has arrived. It was a rainy one. Surprise, surprise! An inflatable pool in the attic accumulating water from the leaking roof. Niagara Falls flowing from the weep holes, a water infiltration in the garage and more! I immediately walked away from this one! A few days later, a bailiff hands me a letter. It was from the owner, the two real estate agents and their agency. “The seller has hired a building engineer to reinspect the property, everything is to code, this building has no problems!” They are pressuring me to buy! My stress level went through the roof! What should I do? I hire a building engineer to reinspect the property to find the same problems as my first inspection and more! After a few thousand dollars spent on a lawyer, I contacted a Quebec TV program called J.E. (consumer advocacy tv program). The story aired, and the drama was over in my favor.
Events like these, which lacked transparency, encouraged me to become a real estate broker. These frustrating practises gave me the motivation to do things DIFFERENTLY!

By signing an Exclusive Brokerage Contract-Purchase, you make sure that my obligations are defined so I can fulfil them. The contract can also stipulate what type of follow-up will be done. In addition, if the seller of the property you are considering is not represented by a broker, I will make all the necessary verifications that would otherwise be the responsibility of the seller’s broker to do. This contract also allows the broker to canvass and solicit for properties that are not on the market.
When you are represented, the broker will defend your interests as a buyer, advise you based on your needs and criteria, negotiate the terms of a promise to purchase and present it on your behalf to the seller and his broker.
For this type of exclusive brokerage purchasing contract, I do not charge a commission fee if the property that interests you is on Centris or MLS.
If you choose not to sign a Brokerage contract – Purchase, the seller's broker or the latter's collaborating broker will not be able to defend your interests, since he is working for the seller who has his own interests in the transaction. Thus, without a contract, the broker is required to treat you fairly by objectively informing you of the facts relevant to the transaction and the rights and obligations of all parties.
